The book has a couple good points, and is probably benefical to a novice pre-foreclosure investor, but is not worth the time or money of any pre-foreclosure investor thats ever closed a deal before. Most of the examples in the book 'window dressed' profits on deals by not listing all expenses involved.

I found this book pretty good.... It definitely spelled out all the details of short sales.... I think for property investors trying to understand exactly what is involved with short sale purchases this book is perfect. The book was written at a level that I enjoyed....not overly complicated.

I was extemely disappointed in this book. In the title ........How to Bypass Owners and Buy Directly from Lenders....Yet on page 93 you learn that this is NOT possible as you must have the owners permission prior to ever contacting their lender. I found the title misleading as to the content.

This book will help you accurately determine the market value of a property. Looking back, I can take Bill and Chantal's way to determine this and realize my mistakes. There were times I had properties in my hand but was too low on my market value comps. Also what I learned from this book was when to know it is a property for a short sale (less than 15% equity) and when it is not. Did you know that 95% of investors out there, according to Bill and Chantal, will walk away and not bother with short sales? This book outlines the steps to follow the process of negotiating a short sale and have it come out in your favor. Very good read!!! It is hot off the press.

I bought this book and the FSBO Kit book by Irwin, and this one is far superior! This book is concise and packs more useful information, especially once you've found a buyer. The other has much less on negotiating, writing contracts, the steps leading to closing, who pays for what, estimates for repairs post-inspection, and tips for packing. I'd describe the Irwin book as more of a pep-talk, but it did give me the confidence to do it myself.

I went to the library and got several books on FSBO and this one was the best. Several books I had from the library were not true FBSO books for they only had one chapter talking about it. This handbook was not like that. With it recieved my full asking price and was able to understand confusing jardon and rules in selling the house. Most importantly, I felt secure at every step of the selling process that i was not getting ripped off and everything was fair.

This book talks you through the process and has some useful information, but spends more time on soft stuff and has very little of the info I needed, such as how to negotiate and points open for negotiation, how to write up the contracts, all the steps between the offer and closing, etc.. But, if you want a pep talk that you can do it, this is the book for you.

If you want a book that's actually useful, try the FSBO Handbook by Piper Nichole. It included stuff I never would have thought to ask about, but definitely needed to know. Written to be useful, not conversational. At each stage of the process, the FSBO Handbook gave me the info I needed.

I used the valuable, step-by-step, practical information in this book to sell my first house by owner, a rental house at that. Book does a great job explaining the FSBO process from start to finish, with lots of good advice on all decisions involved and troubleshooting problems along the way. I found one of the FSBO companies with a local office to be of great help with the earnest money paperwork, and free advertising on CraigsList brought in both leads that signed to buy the house. (ARG! My first buyer did not work out.)

This book really is a kit. It has a coupon for a free online listing and a sign you can use in your yard. I'm selling my own home for the second time and this is a great primer and reminder of how to do it. It tells everything you need. I learned about it from a Robert Bruss column in my newspaper where he gave it a 10 out of 10 and called it the best of the "for sale by owner" books. He's right.

This is a very well written and thorough book. Everything is hear to tell you how to sell your house - from marketing to closing. I used this book and signed up for the "internet only" option on BuyOwner. That's all I needed. I got between 1 and 5 inquires per week and sold the house within the month. I ended up saving over $14,000. Anyone who uses a realtor these days is just throwing their money out the window.

If you are thinking of selling your home by owner, you should at least read this book. The book is very easy to read and provides a wealth of knowledge, from tips on preparing to show your home to recommendations on creating the sales agreement. After reading this book, I realized how much work it would take to sell by owner, but this book showed me that at any step of the way, I can get help if I need it. And definitely, when it comes to the legal stuff, I'll need lots of help.

I am disappointed about this book. As many reviewers have pointed out, this book, unlike its subtitle suggests, is not really about strategies of RE investing. Many said this book is more like biographies of great RE investors, but I find it difficult to agree as its analysis (or, even chronicle) on each "maverick" is always skin-deep.

What this book serves to me is that it tells me "there are such successful RE investors in the world as Zell, Shorenstein, Reichmann, and if you want to know more about them, you better look for a better biography in the library (and I am not going to tell you which one is good or where you can find one.)"

Author Steve Bergsman does a good job here of introducing the various players on the big property, and even bigger money scene in his first book, MAVERICK REAL ESTATE INVESTING.

For those who have not intimately studied the business affairs and strategies of Trump, Lowy, Shorenstein, Hines, Zell, Simon, et. al., this is as good a 'round-the-horn effort as it gets in getting to know each of them just a wee bit better.

My opinion? If you're anything like me, you'll blow through these chapters like a whirlwind, grabbing a nugget or two here or there. Its content will--at the end of the day--stick firmly in your mind, and you'll eventually find yourself thinking of it at the seemingly oddest times.

Better. If anything, reading MAVERICK REAL ESTATE INVESTING will doubtless instigate further curiosity, and for at least certain of the source materials Bergsman suggests in his rather meticulous follow-up notes.

If you read through from cover to cover, you'll realize there's a fair bit of continuity you can come to expect from Bergsman's style. He tends to reiterate the salient themes and terms for clarity and familiarity, though the paucity of background information--for instance, HOW did Paul Reichmann acquire that property in question?, or WHY did Fred Lowy decide to purchase that shopping mall in Connecticut?--will send you scampering back to the public library or to the megabookstore in search of a proper biography (should one exist) on that very subject.

I found myself in this particular state of thinking on at least a few times during my readthrough.

In Mr. Bergsman's defence, I suppose he was somewhat limited by what his subjects under the microscope permitted him to publish here in these short--but sweet--chapters. To be sure, I'm positive he had his hands tied when discussing the specifics of certain deals, therefore the details are a bit sketchy. As readers, we're more than a little understanding. We deftly between the lines...

I suppose in the case of books like these, you won't find everything to your liking.

Sure, novices to the real estate/property trade might enjoy the rather simplified breakdown of various terminologies and techniques--universtity course "101"-style--but will probably gain a massive amount of inspiration as a result. Others more well-versed in these areas will perhaps gravitate more towards those bite-sized quotables straight from the mouths of powerful magnates like Trump. Still others may cherry pick a few sage pointers from Bergsman's handy "summary points" ending each chapter, what you'd find in most MBA-level textbooks. It's a good review of what you've just learned. It's even a nice "skimming device" for those with less time to devote to full-on coverage. Derive insights from a particular chapter or two, then discard the rest. Who's to say?

Read it and see how it strikes you. I guarantee you won't gain all the inspirations the book's juicy title seems to suggest, but you *will* use it as a departure point.

Perhaps nothing more convincing than raw experience actually matters in the final analysis. You've got to spend the time making mistakes, going through the motions, and figuring out the optimal approaches for getting things done in your area of expertise.

Like any other industry segment, spend at least ten years practicing it until you REALLY know the ins and outs of how it functions. The book teaches more than anything that there's no better teacher than the school of hard knocks.

He who knows how to box--not fight--is the ultimate winner in the end.

All in all, a four star read. It's a title worth having on your bookshelf. Once you become successful, you'll look back fondly upon it for what it gave you, a long time ago.

This book doesn't get heavy in the real details of exactly how these deals are done. It's a little broad, but I will say that it helps any investor see how multi million dollar office building deals are made accross the country. It will outline what these tycoons and most are billionaires do in different cycles of the markets..... bottom line they buy in distress cheaply, improve net operating incomes and position these properties to generate millions of dollars in profits....... It's good info for knowing how to handle down markets, how much of an equity position to sustain, and also what it takes to put deals together with syndications..... If you want to get big in commercial real estate its worth the money and time to read it..... if you want to flip or hold a small portfolio of single family homes or apartment complexes don't waste your time with this book read the many others that are published for the smaller investor. This book is apparently meant to serve as a "biography" of the real estate decisions made by a loosely-defined group of men (mostly) who made a lot of money in real estate. I doubt that--despite the subtitle--the book was meant to replace an MBA education with an emphasis on real estate. So, perhaps much of the criticism by my fellow reviewers is a bit unjustified.

The book is interesting to read in most places. However, because the author does not stick to the intended formula of examining one maverick at a time, but instead jumps from maverick to maverick, the book's flow isn't perfect. But then again, even mavericks aren't perfect! If you goal is to learn about real estate techniques, this isn't a good place to start. If you'd like to learn more about the people in real estate, this is good starting point.

Bergsman's book provides a great "behind the scenes" look at some of the biggest names in Real Estate in this country and how they succeeded (and failed) based on how they crafted their deals. While not all of us will be (or want to be) Donald Trump et al, one can't help but appreciate reading how each got started, their principles of doing business, and their unique philosophies when it comes to investing in Real Estate. I found many of their strategies very relevant - whether one invests in a single condo or large multi-unit apartment complexes. The book is easy to read, worth reading .... and full of valuable tips and insights to the world of real estate investing - large and small.

Our copy of this book is dog-eared. We used it heavily when first getting into vacation rentals at Mt. Rainier National Park. There's enough breadth and depth to the topics to get you thinking through the various aspects of VR ownership.
It was particularly helpful I think, in setting up our policies and terms and conditions we'd present to our customers, in managing the reservation process, and in pricing and stocking our accommodations.
I think this book is money well spent for folks entering the VR business.

Although the information in this book is very helpful, the #1 reason why I purchased it was because it said that you could download all the legal forms needed to do a FSBO from their website. However, when I went to the website listed in the book, the forms were not there. I tried emailing them at the address listed on their site, but the message was undeliverable.

Followed the tips for preparing our home, setting a price, advertising, and making appointments with prospective buyers. The sign went in the yard on a Wednesday and 10 days later we had a signed purchase/sale agreement. The book is very encouraging and right on the money. A nice home at the right price pretty much sells itself. There's no magic to it, but the process only works if you have the time and sense to apply the steps in the book. If you're too busy, too lazy, or too confused, then get yourself an agent and give them a big chunk of your hard-earned equity.

I noticed that the only negative reviews on this book are from REALTORS. Of course, they haven't read the book they only want to discourage people from selling by owner, saving money and cutting them out of the deal. Realtors think that they are entitled to a commission, they should think again.

It's easy to see who the realtors are here writing 'reviews'.

The people who sell their own homes by following the advice in this book are the right and true reviewers.

I highly recommend this book, and it's unique information to anyone who is thinking of selling their own home...it will save you a fortune in outrageous real estate commissions and save you time and effort!

I was really looking forward to this read - however greatly unsatisfied when I finished (within an hour). Most of what is inside would be common sense for anyone who has sold or bought a house in the past using a good agent. This is not to say that I like using an agent - I don't and won't. What I do mean is that if you have had past experience with this kind of transaction and had a good agent that walks you through the process than you have already covered much of the content of this book- like home inspections and appraisals and oh ya duh get a good lawyer. Save your money for the lawyer and your ads!

Do not believe this book. Hiring a realtor is the BEST way to sell your house. I tried to use this book and lost thousands of dollars and ended up hiring a realtor anyways. The keys to selling a house are advertising and having a way for buyers and their realtors to see your house at all times of the day. This book does NOT provide adequate information on this, and you do need a realtor for the advertising and access to your house for showing.

This book is readable and nicely planned out, but it may oversimplify selling by owner. It reads like a Tony Robbins/Up With People/Judy Garland-Mickey Rooney let's-put-on-a-show MGM musical. I wanted an MLS listing to help with advertising but the flat fee listers don't do it in every state. This book makes it sound like there are many advertising avenues available to FSBO listings (without being very specific), but I couldn't find any in my state, and the Internet listings aren't much good in areas where many people don't have computers. (Yes, there are such places even in 2004.) Plus, the FSBO sites I found were connected with flat fee listers, so prospective buyers aren't necessarily going to find them. I had to give up and list with a realtor. If you want the book for general information and/or you live in a state with a hot real estate market, it isn't bad, but don't expect selling to be as easy as the book makes it sound.
